Benefits of Plug-in Hybrid Electric Vehicles.


Are you considering converting your current hybrid into a plug-in hybrid electric vehicle but you’re wondering what the benefits are?


After all, being environmentally friendly is nice, but you should get some more benefits than just saving the planet, right?


Fortunately, there are a lot of benefits that will help you actually save money, not just the planet.


1) Plug-in Hybrid Electric Vehicles (PHEVs) can get 100 mpg.


That’s right, if you’re going to use your PHEV for trips like your daily commute and you’ll be driving it less than 50 miles per day, you can get your gas mileage up over 100mpg. For long road trips, it will be less, but since most people take short trips on a day to day basis, you’ll be consuming very little gasoline. Some days your gas engine may not even need to turn on at all – which means no gas consumption at all.


2) PHEVs Are Cleaner Than Gasoline Powered Cars


One thing skeptics like to say about plug-ins is that they’re simply transferring the pollution from cars to power plants. While it’s true that PHEVs are transferring the pollution, it’s not an equal tradeoff. Studies show that using electric power in a vehicle results in 67% less greenhouse gases than using gasoline in a car – even when considering that half the power in this country comes from coal. That’s because large powerplants are far more efficient and are far cleaner than a conventional internal combustion engine.


3) Get cleaner as they get older.


Only PHEVs and 100% electric vehicles actually get cleaner as they get older due to the fact that the electrical grid gets cleaner every decade. A typical gasoline powered car gets less efficient as time goes on and becomes dirtier as it gets older.


4) Cheaper To Run And Maintain


While PHEVs and electric vehicles (EVs) cost more money upfront, they are actually cheaper to run and maintain than a regular non hybrid car. For example, if gas is $3/gallon, the very best non hybrid cars will cost 8 cents per mile for gas and gas guzzlers will cost 20 cents or more per mile. A PHEV, on the other hand, will cost only 2-4 cents/mile during short trips. Or if you’d like another way to look at it, when running on the electric engine, you’re getting the equivalent of 75 cent/gallon gas.


5) PHEVs Reduce Dependency On Foreign Oil


Since the electric grid only depends on oil for 3% of its power, there’s very little dependence on foreign oil when it comes to generating electricity (about half comes from coal). It’s been estimated that if everyone drove PHEVs, we’d need 55% less oil and we could eliminate foreign oil completely.

Learning good golf swing mechanics

We all want to have more power in our golf swing. Want to see that ball go sailing off the tee straight down the fairway a couple of hundred yards. Now of course we've all also seen someone consistently do that at a course on Sunday afternoon, so effortlessly, just like the club was slicing through butter. What do these people with the perfect golf swing and a perfect drive every time have that we don't have. Is it speed, strength, or a better driver? Chances are none of the above, what they have mastered is their golf swing mechanics.


Of course a better driver made of the latest and greatest material will help add a few yards to your drive, also having strength in the right muscles will help out. How ever all of these things aren't worth a dime if you're not using them correctly. And to use them correctly you need to have the right swing mechanics down. Until you understand exactly what happens when you swing a golf club, how the weight is transferred and how mechanics come into play rather then brute force and strength you'll continue to either duff the ball or be plagued by that evil hook or slice.


So is this to say that you should just purchase an inexpensive club, and any out of shape bum can learn to drive a winning ball? No not at all, your equipment and physical fitness level are very important, how ever you need to learn to use it right. A bad swing will only produce one thing, bad results. Whether it's a good club or a bad club, or your strong or weak.


If you're over the top with your golf swing, or to far on the inside it will come out in the direction of the ball. Being able to correct this error through your swing mechanics is when you've really learned to master the controllable par of this crazy game.


Working consistently to tweak your swing through mechanics is how you'll slowly but surely shave those strokes off of your handicap. The key is know the right way to do it in the first place so you have a base to work from. It is a lot more difficult for us to unlearn bad habits in our swing sequence then it is to take the time to learn the correct movements and technique the first time around. Remember bad habits are difficult to break, and this is no different in golf then it is in any other area of life.


Take advantage of Golf Instruction


One big let down with amateur golfers is that they get discouraged when they don't see improvement after practicing and practicing at the driving range. All they're learning to do is slice that ball further and further rather then discovering how to correct it and drive it straighter and straighter. This can all be corrected by introducing the correct instruction to your practicing regime. Whether it's a quality instructional video or book, or you register for lessons from the local pro you need a solid foundation to understand why a golf ball will tend to slice or hook. Or where the correction can be made in your swing to stop topping the ball. Without proper instruction you can't fully understand correct golf swing mechanics, and will continue to be frustrated.

France is European Union's largest agricultural power, of which it provides almost a fourth of its production, and is the second largest agricultural power in the world (behind the USA). Agricultural activity benefits from huge subsidies, especially European subsidies. Wheat, corn, meat and wine are the main productions. The manufacturing industry is diversified, but the country is going through a desindustrialisation process, traduced by several relocations. The key industrial sectors are cars, computer, telecommunications and electronics. France is the first tourist destination world-wide: than 75.3 million tourists visited France in 2005.


The French economy is very open to foreign trade of goods. The country ranks second in Europe for its foreign trade behind Germany, and is the eighth world destination for foreign direct investments (FDI). France's top three import partners are Germany, Italy and Spain. Its top three export partners are Germany, Spain and UK. France mainly imports vehicles, machinery and consumer goods. From January the 1st 2002, the currency in circulation is the euro.


France is noted for its cosmopolitan, civilized approach to life, combined with great concern for style, fashion and appearances. French people are sometimes perceived as taking a great pride in the national identity and positive achievements of France, although many French people would argue that people of all nations tend to do that.

Cycling Gains New Popularity


Cycling is gaining popularity in many parts of the country for good reason. Gas prices are going up and many people now bike short distances instead of driving to get around. They do this either to save money or to save the environment. Many people already find cycling to be a fun way to get exercise. As gas prices go up, more and more people will realize that they can help themselves and help the earth at the same time if they switch to bicycling.


Cycling, far from being a past time of the poor, has mostly been a past time of the well paid. One estimate of commuter cyclist’s income showed an average of $60,000 a year. Many cities across the country are now planning ahead for a potential future energy crisis and are making themselves more cycle friendly. They are adding bike lanes, bike racks, bike garages, and even bike dedicated streets. These cities with foresight will be more ready in the event that gas prices suddenly shoot up to the point where many people can not afford to commute to work in a car.


In heavy commuter traffic, cyclists actually find themselves getting to their destinations faster than their car commuter brethren. In some areas it is not legal for a bike to pass on the right, so check the local bike laws before you take this speedy shortcut through commuter traffic.


Cycling and Exercise


Not only is it a great choice for transportation, but cycling also has other benefits. One of the best ways to exercise, and among the most popular, cycling allows you the option of enjoying your surroundings while you exercise. Good for cardiovascular health as well as helping with balance and coordination, cycling helps maintain a healthy weight. Thirty minutes of cycling per day cuts the risk of heart disease in half. In addition, cycling increases strength and improves strength. As with any exercise, cycling promotes good mental health as well by its effect of giving you an overall sense of well-being.

Setting your bike up for commuting or shopping is different than setting it up for traveling or racing. You need sturdy tires that can handle all kinds of weather, especially if you live in any area other than the desert. You need some good bags to hold things or a bike trailer. You need lights in case you stay out too late and it gets dark. Although many cities do not require helmets for adult bike riders, it is a good idea to protect yourself with one.


Some say that cycling is more dangerous than driving, citing this as a reason that they choose to drive rather than cycle. But actually, as millions of Americans have been discovering, cycling is a great alternative to driving. In fact, figures suggest that cycling is only fifty-five percent as dangerous per hour as traveling in a car. Of course, wearing the right gear while cycling, as discussed above, is important.

Buy to let property insurance

Buy-to-let property insurance, some times also known as residential property owners insurance, is needed if you own houses and/or flats to tenants – either on a short-term or long-term basis. Ordinarily you can buy cheap buy-to-let property insurance in the event that you rent five or less properties in the UK than is the case if you rent more than five properties, as in the case of the former you are seen as a small time landlord with a small business, whereas in the latter you are seen as a full blown property-owning company.


Whether you plan to rent five or less properties, or five or more properties, is, however, a side issue, as in both cases you’ll need to ensure that you have at least the minimum level of required insurance in order to protect yourself. Consequently, the number of properties you own will have a bearing only insofar as the insurance premiums are concerned. That said, if you are looking to become a property owner with a letting business, then you need to ensure that you have the following minimum provisions in your insurance policy:


Fire


Insuring against any fire on the property


Natural Disaster (also known as tempest insurance)


Insuring against natural disasters that may occur, such as a storm where the winds tear off your roof or guttering


Theft


Which is especially important if you are renting out fully furnished properties. In the event that you are renting out unfurnished premises, you may wish to have a discussion with your tenants about whether or not they should have home contents insurance

This should be a must as it will protect you against any claims your tenants or any third parties (such as their guests) may have for injuries they suffer while on your property


Lost Earnings


There may well be times when your property remains empty; say, for example, while you look for new tenants. If you are relying on the rental income from your tenants to repay the money you borrowed to purchase the property, you need to ensure you have lost earnings insurance to compensate you during this period


Employee Liability Insurance


If you have employees who will visit the property for you to repair any damage, etc. or to collect the rental payments, then you need to make sure that you have employee liability insurance in case they get injured while carrying out their assigned task


Legal Expenses Insurance


As a property owner you may find the need from time to time to retain the services of a lawyer; for example, if your tenants refuse to pay their rent or move out of the property at a specified agreed time – when you may need to get an eviction notice. As legal expenses in the UK can be expensive, you should consider insuring against this risk by having in place a provision of legal expenses in your insurance policy.


Although the above are basically the bare minimums you need in your buy-to-let property insurance policy, you can also tailor these types of insurance policies to meet your particular needs, so make sure that you talk through your circumstances with your insurance provider, especially if you anticipate expanding the business in the near future.


How to start a small business part 1

9 years ago, I decided I would rather struggle and starve than find a normal 9-5 hr (is there such thing as 9-5? I wonder) JOB. I was just a greenhorn right out of high school at ripe age of 17. I had my shares of ups and downs. And boy, do I have few horror stories to share?


Today after putting together a successful business, I often wonder if I’d do things differently if I have to start again. Of course there are tons of things but I am going to highlight most important ones here. I know these are going to help you a lot.


I don’t know why you are starting out? may be you don’t like your boss or may be you think it’s better to work yourself and make all the money. Regardless of your reasons, you’ll find this list helpful. Don't forget you can use these techniques on internet too.


# 1. Have More confidence in Your Skill : No matter who you meet, be it an expert businessman or an authority figure in your niche. Have more confidence. I cannot stress this enough. If you have worked hard to learn a skill then I can bet, there are only a few people better than you.


I was a programmer and I understood this unknowingly to the extent I was arrogant about it. I have met many highly paid programmers and knew their skills weren’t at my level. If I start again, I’d not mind crossing the arrogance line once again.


Why? If you are confident in your skill, that’ll come across in your communication and will help you land a client or two regardless of your experience. I had more than few HR managers of big firms looking to hire me.


# 2. No More Free Work : I’d do no work which doesn’t get me paid right now. Nope, never. I did this mistake to “build my portfolio”. And trust me not many people trust your skills if you are working for free.


If you like doing charity work, then I can show you tons of guys who’ll squeeze every drop of blood out of you before you say “Hi”.


# 3. Give discounts or Free for promise of more work: Now my first client was like “If you work for me, I’ll get you this guy, that guy and that guy’s account and more over you guys aren’t even experienced, nobody will pay you a single dime”.


If that happens to you. Find a better client. Trust me… This client was big headache. I had a bad hunch, but my partner told me to go ahead. Now this client would change his requirements of this project every day and then later cut down the deadline from 90 days to 50 days.


If you have been in programming, then you know it’s not easy at all. From coding, to testing and debugging. We worked like maniacs… and what we got? Nothing, Nada, zippo.


No more price cutting or competing on price. You'll always end up on losing side.


Well the only good thing we got out of this client was understanding how to deal with people like him. That’s it. Never got paid for this project. My finger tips still hurt after working for him day in day out. I might talk more about dealing with guys like him in another post.

Identifing narcissistic people early

Narcissistic men and women are so self centered and self indulgent that they see friends and lovers as mere extensions of themselves. They are obsessed with flattery and demand to be adored and have attention to themselves at all times.


Unfortunately, these narcissistic types are very seductive and you may at first be attracted to them without realizing what you are stepping into. Because their egos are so very fragile, they constantly crave attention which eventually puts their partner at risk of being on the loosing end of the relationship.


To help you with some tips on identifying whether or not he or she is a narcissistic type, ask yourself the following questions:


1. Does he or she loose interest when they are not the center of attention?


2. Are most conversations about them, whether you try to change the subject or not?


3. Is your partner always fishing for compliments?


4. If you criticize him or her, do they literally fall apart at that criticism, especially if it refers to their looks or their mistakes?


5. Do you catch them talking about all of their supposed 'lost loves' whom each seemed to have had major flaws in which he or she had to break up with them?


6. If he or she is not getting special treatment or constant attention do they get mad or have a temper tantrums? For example if when they are not waiting on fast enough in restaurants, or did not get the best seats at the movies, are they upset?


7. Do you find a pattern of this person using people just to get what they want and then discarding them when their own needs are met?


If the man or women you are interested in shows any number of these types of behaviors then you may want to be careful. These are not the type of people to get involved in a relationship with if you want equal attention and love.
