Cycling is gaining popularity in many parts of the country for good reason. Gas prices are going up and many people now bike short distances instead of driving to get around. Buy to let property insurance

Buy-to-let property insurance, some times also known as residential property owners insurance, is needed if you own houses and/or flats to tenants – either on a short-term or long-term basis. Ordinarily you can buy cheap buy-to-let property insurance in the event that you rent five or less properties in the UK than is the case if you rent more than five properties, as in the case of the former you are seen as a small time landlord with a small business, whereas in the latter you are seen as a full blown property-owning company.

As a property owner you may find the need from time to time to retain the services of a lawyer; for example, if your tenants refuse to pay their rent or move out of the property at a specified agreed time – when you may need to get an eviction notice. How to start a small business part 1

9 years ago, I decided I would rather struggle and starve than find a normal 9-5 hr (is there such thing as 9-5? I wonder) JOB. I was just a greenhorn right out of high school at ripe age of 17. I had my shares of ups and downs. And boy, do I have few horror stories to share?


Today after putting together a successful business, I often wonder if I’d do things differently if I have to start again. Of course there are tons of things but I am going to highlight most important ones here. I know these are going to help you a lot.


I don’t know why you are starting out? may be you don’t like your boss or may be you think it’s better to work yourself and make all the money. Regardless of your reasons, you’ll find this list helpful. Don't forget you can use these techniques on internet too.


# 1. Have More confidence in Your Skill : No matter who you meet, be it an expert businessman or an authority figure in your niche. Have more confidence. I cannot stress this enough. If you have worked hard to learn a skill then I can bet, there are only a few people better than you.


I was a programmer and I understood this unknowingly to the extent I was arrogant about it. I have met many highly paid programmers and knew their skills weren’t at my level. If I start again, I’d not mind crossing the arrogance line once again.


Why? If you are confident in your skill, that’ll come across in your communication and will help you land a client or two regardless of your experience. I had more than few HR managers of big firms looking to hire me.


# 2. No More Free Work : I’d do no work which doesn’t get me paid right now. Nope, never. I did this mistake to “build my portfolio”. And trust me not many people trust your skills if you are working for free.


If you like doing charity work, then I can show you tons of guys who’ll squeeze every drop of blood out of you before you say “Hi”.


# 3. Give discounts or Free for promise of more work: Now my first client was like “If you work for me, I’ll get you this guy, that guy and that guy’s account and more over you guys aren’t even experienced, nobody will pay you a single dime”.


If that happens to you. Find a better client. Trust me… This client was big headache. I had a bad hunch, but my partner told me to go ahead. Now this client would change his requirements of this project every day and then later cut down the deadline from 90 days to 50 days.


If you have been in programming, then you know it’s not easy at all. From coding, to testing and debugging. We worked like maniacs… and what we got? Nothing, Nada, zippo.


No more price cutting or competing on price. You'll always end up on losing side.


Well the only good thing we got out of this client was understanding how to deal with people like him. That’s it. Never got paid for this project. My finger tips still hurt after working for him day in day out. I might talk more about dealing with guys like him in another post.

Identifing narcissistic people early

Narcissistic men and women are so self centered and self indulgent that they see friends and lovers as mere extensions of themselves. They are obsessed with flattery and demand to be adored and have attention to themselves at all times.


Unfortunately, these narcissistic types are very seductive and you may at first be attracted to them without realizing what you are stepping into. Because their egos are so very fragile, they constantly crave attention which eventually puts their partner at risk of being on the loosing end of the relationship.


To help you with some tips on identifying whether or not he or she is a narcissistic type, ask yourself the following questions:


1. Does he or she loose interest when they are not the center of attention?


2. Are most conversations about them, whether you try to change the subject or not?


3. Is your partner always fishing for compliments?


4. If you criticize him or her, do they literally fall apart at that criticism, especially if it refers to their looks or their mistakes?


5. Do you catch them talking about all of their supposed 'lost loves' whom each seemed to have had major flaws in which he or she had to break up with them?


6. If he or she is not getting special treatment or constant attention do they get mad or have a temper tantrums? For example if when they are not waiting on fast enough in restaurants, or did not get the best seats at the movies, are they upset?


7. Do you find a pattern of this person using people just to get what they want and then discarding them when their own needs are met?


If the man or women you are interested in shows any number of these types of behaviors then you may want to be careful. These are not the type of people to get involved in a relationship with if you want equal attention and love.

Last season, Chicago White Sox manager Ozzie Guillen was making all the right moves and the Chicago White Sox stunned America with a World Series victory. The 2006 season started off in much the same way that the previous fall ended and the addition of Jim Thome had the South Side team ready to defend the title.

Suddenly the White Sox are about to be overtaken by the surging Twins of Minnesota and Guillen could be go off the deep end. The Twins have won 33 of their last 41 while the White Sox have dropped 11 of 14. The loss moved Minnesota within one game of Chicago for second place in the AL Central and within 8 1/2 games of the Detroit Tigers for first place in the division.

The White Sox lead the wild card by one-half game over the New York Yankees with the Twins one-half game further back. If you believe that the numbers don’t lie then the White Sox are a sure bet today as Mark Buehrle owns the Twins.

The southpaw has been successful against the Twins going 17-9 with a 3.63 ERA in 29 appearances. The 17 wins are Buehrle’s most against any opponent. In his last start against them on May 14, Buehrle allowed seven first-inning runs, but the White Sox rallied for a 9-7 win for his fourth straight victory over the Twins.

The Twins counter with Carlos Silva who is 2-5 with a 5.98 ERA in 11 appearances against Chicago including nine starts. He has faced the White Sox twice this season and lost both outings. In his most recent start against them Silva allowed eight runs in 3 1-3 innings.

The Dodgers are sinking fast as they have gone 1-9 in their past 10 and now trail the Padres by seven full games. Meanwhile, MLB owners must be shaking their heads when they look at their overpriced talent and stack it up against the miniscule $14 million payroll of the Florida Marlins.

Manager Joe Girardi is going to be heralded as one of the finest young coaches in the game and don’t be surprised if the Yankees don’t make a pitch for him to replace Joe Torre.

The value in value investing

With roots that date back to the 1930s, value investing is a price-driven discipline that seeks companies whose shares are selling at a discount to their true, or intrinsic, value.


While growth-oriented investors focus on firms whose earnings are growing at a rapid pace, a quality that makes them highly sought after, value investors seek companies that are temporarily out of favor. Their shares may be depressed due to factors ranging from company-specific issues to shifting investor sentiment, poor economic conditions, cyclical trends or an overall market decline. Sometimes they're being ignored by the market for no good reason.


Over the past 25 years, three factors have amply made the case for the value style of investing: performance, diversification and risk control.


* Performance: First and foremost, value investing as a strategy has done well over time, rewarding investors with strong risk-adjusted performance. That has certainly been true over the past quarter-century.


Additionally, it is important to note that dividends have and continue to be a significant component of the stock market's total returns - and particularly those of value stocks. In fact, according to Ibbotson Associates, a leading authority on asset allocation, dividends contributed, on average, 44 percent of the stock market's total return from 1926 through 2003.


Diversification: Over time, value and growth stocks have tended to move in different cycles. When growth stocks are in favor, they tend to outperform value shares, and vice versa. That knowledge encourages many investors to construct portfolios employing both value and growth strategies, helping to ensure that they have equity investment with the potential to perform in changing market environments.


More to the point, the value strategy has more than held its own against its growth counterpart. Value's outperformance has been particularly pronounced in recent years. From March 2000 through December 2004, value stocks, as measured by the Russell 1000 Value index, topped their growth counterparts as measured by the Russell 1000 Growth index by nearly 17.5 percentage points annualized.


* Risk control: By their nature, value stocks generally tend to be less volatile than their growth counterparts. In addition, because their shares are typically selling at depressed prices, value firms are better positioned to withstand market declines. Meanwhile, shares of growth companies normally have higher earnings expectations built into their prices and thus are subject to wider price swings as those expectations change.


American Century introduced its first value portfolio in 1993, complementing its long-standing efforts in the growth field by offering equity investors a lower-risk investment style. More than 11 years later, American Century's stable of value offerings has grown to six funds, totaling more than $14 billion in assets.


Stu unger rise and fall of a poker genius

Stu Unger is one of the biggest superstars to have immerged from the professional poker world. Besides being a true poker genius and a three time World Series of Poker champion, Stu Unger had a fascinating life story. It was not surprising that after his death Stu was the subject of a biography and a biopic.


Stu Unger lived the life of a rock star including the quick rise to fame, the drugs, the comeback and the unavoidable death at an early age. Here you can read about the life story of the legendary poker player Stu Unger.


The Beginning


Stuart Errol Ungar was born in 1953 to a Jewish family who lived in Manhattan on the Lower East Side. Stus father was a well known bookmaker and his mother was too ill to fight against her sons fascination with gambling. After the death of his father, 13 years old Stu had found a father figure at his neighbor Victor Romano, one of the infamous Genovese family soldiers.


Stu and Romano had at least one thing in common: they both had an incredibly sharp memory, which was mainly used in poker and gin games. By that time, Stu was already an accomplished gin player who had gained vast experience in winning gin tournaments. Stu dropped out of school to become a full time gin rummy player. The Genovese family had benefited from Stus talent. In return, they provided him protection from other gamblers who found themselves offended by his harsh and arrogant playing style.


The Rise


As a professional gin player, Stu had managed to beat all the professional gin poker players around. According to the rumors, Stu caused Harry Yonkie Stein, one of the best players around to stop playing gin completely after beating him in a gin match. Since he was out of proper competition, Stu decided to focus on playing poker professionally. In 1976, he and his girlfriend relocated to Las Vegas where they got married and had a girl, Stephanie.


In 1980, Stu won the World Series of Poker Main Event after beating experienced poker pros such as Doyle Bronson. Stu was the youngest WSOP champion in history and was nicknamed The Kid. Even though Stu won the 1981 WSOP Main Event, he still considered himself more a gin and rummy player than a poker player. After winning his first WSOP championship title, he was quoted saying that the poker world would meet better no limit players than him, but no one will ever be able to play gin rummy better than he does.


At the same time, Stu had tried to use his skill to grab money at the blackjack table. Nevertheless, the casinos were not happy with Stus presence around the blackjack tables and he was constantly barred. In 1982, he was fined by the New Jersey Gaming Commission for cheating, although Stu has not done anything illegal but using his natural skill and phenomenal memory.


The Fall


In 1990, Stu made another appearance to the WSOP. This time, he was heavily into drugs. He was a chip leader for the first three days of the event and then disappeared. He was found lying at his hotel room, unconscious from a drug overdose. However, it did not stop him from finishing ninth and earning enough money for his future cocaine supply.


The Comeback


After seven years of disappearing from the professional poker circle, Stu had returned to the WSOP. In 1997, he was broke, with damaged nostrils from cocaine abuse, addicted to horseracing and sports gambling, but still in shape to beat all the new contestants and gain back his WSOP Championship title. The local media was happy to embrace The Comeback Kid, but his success did not last long.


The Death


Stu Unger did not attend the 1998 World Series of Poker since he could not get the money to pay the entry fee. Seven months after Scotty Nguyen won the 1998 WSOP, Stu Ungar was found dead at his motel room in Las Vegas with 800 dollars in his pocket. Apparently, he died of a heart condition caused by years of drug abuse.

Secured loans and secured lending - what is it all about

Secured loans are the most common forms of lending. Secured loans protect the lender from losing the money that they lend because they are protected by some asset or other collateral. In the case of a secured home loan, for example, the home itself is the collateral.


If the borrower does not pay the secured loan, the lender puts a lien on the property and the home can be returned to the ownership of the borrower if the secured loan is not paid in a timely manner.


Auto loans are often secured loans. If financed through the auto dealership, as in the case of the buy here, pay here used corner auto lot, the borrower who defaults gets her or his car towed back to that dealership and has nothing to show for the money paid for it so far.


For new cars the secured loans are generally made through the standard banking lenders, which really means the bank lends the money to you but gives the funds to pay for the vehicle to the dealer. If your secured loan defaults the bank repossesses the car and then sells it to recover the lost money.


Secured loans are the primary way - and quite often the best way - to receive a great deal of money quickly. If you are willing to use your home or other assets as collateral, that secured loan seems nearly risk free to that lender.


It is not only purchases of new items that are financed through secure loans, however. If you get a line of credit based on the equity in your home or a second mortgage, you are probably doing so for things like a college education, to start or expand your own business, to improve or add on to your home, or for an extended vacation.


These secured loans are given based on the equity you have in your home (its market value minus the outstanding balance on your original mortgage.) This is generally considered the most secure of loans in that your lack of timely payment could lose you the roof over your head.


People often take out secured debt consolidation loans, with their personal property or their home as collateral. These loans are generally to pay off some high interest bills such as credit cards, by replacing them with a lower interest debt consolidation loan.


This is usually a wise secured loan for the borrower, and a very low risk loan for the lender. Not only is the borrowers most prized possession in jeopardy if she or he defaults but she is borrowing for a solid and sensible reason - to save money.


Unsecured loans generally cost more because the risk is greater for the lender. The interest rates on unsecured loans such as higher education loans have high interest rates.

Timeshare-let us give what the kids want

It actually makes great sense for the kids. In previous articles we have told the story of the Mark Hopkins hotel in San Francisco. For those who missed it, the 1942 nightly rack rate was $5.00 single and $7.00 double. By 1974 it was $45.00 and $55.00. Last year it was $210 to $270 single or double depending on location. Carrying that price increase forward another 50 years will set the price at $9,058.00 per night!! Can't happen, you say? It did happen and there is absolutely no reason it won't happen again. Now what will the kids think of you when they are saving this kind of money down the road? They will think their parents were just about the brightest people in the whole world and they will think that every time they vacation. What a great legacy!!


Why, then don't they want it now? Even for free? Well, you think back. Several years ago did you wake up one morning, look at each other and say, "This is sure a great day to go out and buy a timeshare?" We all know that didn't happen. No, you went out not to buy, but just to pick up your free car, Hawaiian vacation or other "free" gift. After you had left the sales presentation, you said, "What happened?" Not only had you paid for your own "free" gift, but you had also paid for those of the other nine people who didn't buy. You probably didn't give a lot of logical thought to this purchase as you were intentionally swept away by the slick emotional sales method employed.


So now you offer it to the kids and they decline. Why is that? It is almost always the cost of upkeep that the kids focus upon. The dues of from $350 to $500 and taxes of from $30 to $90 knock them out. They can't envision spending that much on a vacation. The fact is that they will probably spend a lot more than that even now for a product that isn't one tenth as good. But the reality is that they have not been sold the product. If you have already taken them to some of these, it will just be that much easier. Don't overlook the fact that you should really be able to offer one to each of your offspring. A nationwide manhunt insued to find the ex-spouses and talk them into signing a quit claim deed. Don't forget that most timeshares are in fact real property and follow those rules. You are almost always better off obtaining the services of a professional.


The lifetime value of timeshares is just starting to be realized now. It will still take a few more years before it is completely obvious to everyone. When it does, the value of resales will increase dramatically.

Your main insurance company might cover this, but if not, then it’s very easy to get this from specialist courier insurance dealers. This is especially worth considering for new owner drivers, as it makes you seem more legitimate and people will be more comfortable dealing with you.


Public Liability


This one may not be as necessary as the other two, but is still worth considering, especially for new owner drivers with butter fingers! This will cover you for incidents involving your customers, for example if you drop their same-day-delivery box of anvils on their foot…


While not strictly insurance, it’s also worth mentioning at this point that as you’ll be self employed, new owner drivers need to sort out their taxes with the Inland Revenue and arrange any credits they may be entitled to. At this point it may be worth hiring an accountant who will know how to save you money by understanding what expenses you can claim. Alternatively, if you know book keeping, there is nothing to stop you from managing your own finances, if you’re not too busy with all the owner driver jobs you hope to be inundated with!

So, now that your finances are all (hopefully!) sorted out, how do you go about finding your first owner driver jobs? Well the first step is getting yourself listed in local directories – the Yellow Pages and Thomson Local directory are a good start, as is putting an advert in the local newspaper. It’s also worth joining a freight exchange like ours, as this can help you get owner driver jobs and backloads as well as keeping your running costs down. Some freight exchanges also provide a helpful community if you need help or advice.


Print some professional looking business cards, and don’t be shy about handing them out – you never know when you might get an owner driver job from them!


One unusual way of getting business is to contact other couriers in your area. At first this may sound like an unlikely solution, but the truth is that if your rivals can’t complete all their work in one day, then they will be happy to have your help, rather than risk losing their reputation for timely deliveries. If you can get on the sub-contraction books of a few local couriers, you may find this provides a steady stream of ‘one-off’ owner driver jobs to keep things ticking over nicely.


A web presence is useful as well, but in the early days of your operation you may find the costs involved in setting up and maintaining your site are going to cost more than the traffic they bring in, so I would suggest you save this for when your business has picked up a little.


Getting Paid

Zyrtec prevents sneezing runny nose itching and watering of the eyes

Possible Side Effects


Stop taking Zyrtec and seek emergency medical attention if you experience an allergic reaction (difficulty breathing; closing of your throat; swelling of your lips, tongue, or face; or hives). Other, less serious side effects may be more likely to occur. Continue to take Zyrtec and talk to your doctor if you experience sleepiness, fatigue, or dizziness; headache; or dry mouth. Side effects other than those listed here may also occur. Talk to your doctor about any side effect that seems unusual or that is especially bothersome.


Storage


Store at 20-25°C (68-77°F); excursions permitted to 15-30°C (59-86°F).


Overdose


Seek emergency medical attention. Symptoms of a Zyrtec overdose are not well known, but extreme sleepiness, confusion, and weakness may be expected.

The knife culture in britain

Britain has currently got a knife amnesty in place. This where people are able to hand in their knives without the fear of prosecution, the amnesty is in place until the end of June. The hope is that it will reduce the amount of crimes involving knives including of course murders. The last amnesty was very successful according to the latest reports and one can only hope that this latest attempt also proves to be a success. Something needs to be done as I am hearing about more and more deaths at the hands of this knife culture and the problem seems to be getting out of control.


I have had personal experience about Britains knife culture. When I was about eighteen years of age I went out for a few drinks with a number of my close friends. We all ending up getting quite drunk and I ended up walking home with three of these friends. On the way home we passed a group of four men all in their twenties. They pushed passed us in an aggressive way making a number of nasty comments at the same time.


Despite being rather worse for wear, myself and my friends did not react. We were however very shocked as only a few moments later these four youths started to run towards us in quite a frightening way. We all started to run but one of my friends stumbled and fell over. I looked behind me and saw that these four men had surrounded him and were starting to punch him. I was not really sure what to do and was quite surprised to find myself going to his aid, rather brave or stupid I now think.


Luckily for me the youths ran off with my friend lying on the floor in agony. As I reached him I noticed that there was blood on the pavement at the place where he was lay. I asked him if he was OK and he said that he was. He had been stabbed in the stomach or chest area but had not realised. He thought that he had only been punched.


We managed to get him to the hospital where we later found out that he had been very lucky, even though he did have a punctured lung.


Even to this day which is years later, I find it hard to understand why the person decided to stab my friend. Why was a few punches not enough for him? It was not as if he was in any danger himself as there was four men against one. If he had killed my friend he could have been looking at a long stretch in prison and would have to live with the knowledge that he has killed a man for the rest of his life.


My advice to people is to leave your knives at home. By carrying a knife you could end a persons life, ruin the lives of that persons family and friends and even ruin your own life.


Over the last weekend, I have read about three murders on the streets of Britain via knife stabbings. I can not truly believe that the people carrying these knives left their houses with the intention to kill. The act was possibly influenced by alcohol or by some troubles in their own life. The people involved are likely to seriously regret their actions only a short time later. This however is too late for their victims.

3 ways to cook the perfect rice

Rice may be cooked by 3 methods, each of which requires a different proportion of water. These methods are boiling, which requires 12 times as much water as rice; the Japanese method, which requires 5 times as much; and steaming, which requires 2-1/2 times as much. Whichever of these methods is used, however, it should be remembered that the rice grains, when properly cooked, must be whole and distinct. To give them this form and prevent the rice from having a pasty appearance, this cereal should not be stirred too much in cooking nor should it be cooked too long.


BOILED RICE - Boiling is about the simplest way. Properly boiled rice not only forms a valuable dish itself, but is an excellent foundation for other dishes that may be served at any meal. The water in which rice is boiled should not be wasted, as it contains much nutritive material. This water may be utilized in the preparation of soups or sauces, or it may even be used to supply the liquid required in the making of yeast bread.


BOILED RICE (Sufficient to Serve Eight)


1 c. rice ; 3 tsp. Salt; 3 qt. boiling water


Wash the rice carefully and add it to the boiling salted water. Boil rapidly until the water begins to appear milky because of the starch coming out of the rice into the water or until a grain can be easily crushed between the fingers. Drain the cooked rice through a colander, and then pour cold water over the rice in the colander, so as to wash out the loose starch and leave each grain distinct. Reheat the rice by shaking it over the fire, and serve hot with butter, gravy, or cream or milk and sugar.


JAPANESE METHOD - Rice prepared by the Japanese method may be used in the same ways as boiled rice. However, unless some use is to be made of the liquid from boiled rice, the Japanese method has the advantage of being a more economical way of cooking this cereal.


JAPANESE METHOD (Sufficient to Serve Eight)


1 c. rice ; 1-1/2 tsp. Salt; 5 c. boiling water


Wash the rice, add it to the boiling salted water, and boil slowly for 15 minutes. Then cover the utensil in which the rice is cooking and place it in the oven for 15 minutes more, in order to evaporate the water more completely and make the grains soft without being mushy. Serve in the same way as boiled rice.


STEAMED RICE - To steam rice requires more time than either of the preceding cooking methods, but it causes no loss of food material. Then, too, unless the rice is stirred too much while it is steaming, it will have a better appearance than rice cooked by the other methods. As in the case of boiled rice, steamed rice may be used as the foundation for a variety of dishes and may be served in any meal.


STEAMED RICE (Sufficient to Serve Six)


1 c. rice; 1-1/2 tsp. Salt 2-1/2 c. water


Wash the rice carefully and add it to the boiling salted water. Cook it for 5 minutes and then place it in a double boiler and allow it to cook until it is soft. Keep the cooking utensil covered and do not stir the rice. About 1 hour will be required to cook rice in this way. Serve in the same way as boiled rice.
